Step outside and stick your toes in the sand. Take a quick dip or body surf in the Atlantic ocean, rinse off in the refreshing outdoor shower, then back to the patio to dry off. The main level is open and bright, with spectacular ocean views throughout. Wake up to unparalleled sunrises every morning!

There are 3 bedrooms upstairs that sleep 8. The primary bedroom looks onto the ocean and has an ensuite full bath and a huge closet, perfect for longer stays. The basement has 2 additional Queen beds to accommodate up to 12 guests. There is plenty of parking. This home is walking distance to some local favorites for fresh seafood, drinks and sandwiches. There is also a market walking distance.

Policies

Cancellation Policy

All cancellations or changes shall be made by immediately notifying Rising Tide Rentals via email at risingtiderentals@maddenre.com. If it is necessary for the guest to cancel a reservation and the period can be re-rented the guest will receive a refund, less a cancellation fee of 25% of the total rent. If the cancelled rental period cannot be re-rented, the entire amount contracted shall be forfeited (100% of cost of the rental). There are NO exceptions. Please consider travel insurance.

Additionally,

1) A home that is unacceptable to the renter is considered a cancellation.

2) Owner may cancel a reservation if, in its sole opinion, it is in the best interest of the owner.

3) Owner is not responsible for the weather or acts of God and there will be no refunds for weather related events.

4) All personal property of the renter brought onto the leased property is not insured and shall be maintained at the sole risk of said renter.

5) The owner and the renter agree that, should the premises be destroyed by fire or other casualty so as to become unfit for human habitation that the rental period shall be ended, and the renter shall be refunded for any rent term unused.

Deposit Policy

Rental deposit of 50% of the total price, PLUS $69 for Accidental Damage Protection, is payable and due when reservation is made. Final balance is due 30 days prior to arrival. Preferred payment method is using our ONLINE PAYMENT PORTAL: https://www.maddenre.com/online-payments/ for a $7.00 charge. Please Note: Select, 'Short Term <185 Days' when making online payment. Option to pay by credit card is available. Please Note: There will be a 4% payment processing fee on all reservations.

If check is preferred payment method, please make check payable to: Rising Tide Rentals. Checks can be mailed or dropped off at our office located at: 371 Sagamore Rd, Rye, NH 03870. Please include property street address and dates of reservation on check. $50 returned check fee will be assessed to the reservation if a renters check should be returned for any reason. If the final balance is not received 30 days prior to arrival, the owner has the right to re-rent the property and the renter shall forfeit the reservation and the amount paid. Reservations made within 60 days of the arrival date shall be paid in full at the time of booking. Reservations made within 30 days of the arrival date shall be paid in full at the time of booking with a Cashiers check. Rates are subject to change without notice.

We had such a lovely time at Rising Tide. The location is beautiful and the house is large but does not overwhelm tending towards cozy and intimate for us and our guests. The kitchen is clearly used to cook family meals and had everything we needed to make a beautiful dinner on the back terrace. Everything was wonderful and we are so grateful for the opportunity to share your home. Many thanks again!

This home was very comfortable. It had everything you would need to enjoy your stay. The views of the ocean were truly spectacular. We travel a lot and normally book with Airbnb. This home is one to check out. The agent that took care of the home was very helpful and was quick to respond to any questions we had.

The ocean and beach was our backyard…heaven on earth! This was just what we needed for our end of summer get away! The house was beautiful and well equipped with all you would need! Bedrooms were clean with nice comfortable beds and living area was beautiful and felt right at home. Portsmouth was close but we took advantage of grilling and enjoying the beach life. Morning and nightly walks on the beach and so close to all places my girls wanted to go. Amazing stay and will definitely be back!

We had an amazing stay at the property. It is a simply stunning location where you step out right onto an uncrowded beautiful sandy beach. The furnishings are top quality and complemented by a whole house Sonos sound system. We would return to this property and location in a heartbeat.

We were only in town for the weekend but were sad to leave! The home is beautiful inside and out. It is well appointed and suited our family perfectly. The direct beachfront location is not only gorgeous but also so convenient for beach access and activities. We hope to return soon!
